Updated MLS® Listing Statuses
Our real estate board is rolling out new statuses for MLS® listings. These statuses are designed to provide Realtors®, homebuyers, and sellers a better understanding of how far along a listing is in the transaction lifecycle.
When searching for homes for sale, you will start to see a new status, ‘Under Contract,’ which will appear as a banner on the MLS® thumbnails and the listing detail pages on our website. This status will be used when a listing has an accepted subject offer.
The status is optional, as some owners and brokerages may choose not to update their listings. Because of this, if a home does not have the ‘Under Contract’ banner, it may still be under contract; therefore, it is best to confirm the availability by contacting us through our site or by speaking with your Realtor®.
There are also changes to how a listing is reported as sold, designed to differentiate between a listing that is sold pending completion (identified as 'Pending') and when it has completed (identified as 'Closed,' meaning the title has transferred to the new owners).
As it relates to our site and for you as a real estate consumer, homes will continue to be reported as sold and will show on our sales pages the same as before. However, you will start to see an additional banner of ‘Closed’ when the sale completes (with the sale price becoming public information at that time).
