Moodyville.  While the word may bring up nostalgia for those who used to brunch at the Moodyville Cafe in Lower Lonsdale, it is also the area of land running south of 3rd Street to the low level road, and east/west between St. Patrick's and Queensbury (see below).  Moodyville is the oldest settlement on the Burrard Inlet, predating the City of Vancouver and lagging only New Westminster as the oldest non-native settlement in the GVRD (it was also the first community north of San Francisco to have landbased electric lights!).  Originally formed around the logging industry and a sawmill (1862), the mill operated until 1901 at which point the City of North Vancouver slowly began to absorb the site.  Back to 2017, where grain silos and train tracks have replaced the shipyards and sawmills, Moodyville is in for some more dramatic changes.  Moodyville now falls under new development design guidelines, and new zoning categories, allowing for a variety of new housing options while becoming a leading edge sustainably designed community offering high levels of walkability, efficient energy solutions, and access to transit. Existing Amenities
One of the most attractive parts of Moodyville is its proximity to the Lower Lonsdale corridor, Lynn Valley and Ironworkers Memorial Bridge.  With the convenience of shopping, dining and transit a few steps or short drive away, Moodyville aims to maintain a quiet, residential focused neighbourhood (with some amenities along 3rd Street - and lets not forget Queensbury Avenues sanwich shops and butcher).  

Transit currently runs along 3rd Street, and the implementation of new routes and more frequent stops means the area will be commuter friendly, providing quick and easy access to North Vancouver's main transit hubs, Phibbs Exchange and Lonsdale Quay (view the City of North Vancouvers transportation study here).

Moodyville Park spans the east side of the area, and approval has been attained to rejuvenate the park along with providing additional green spaces throughout the neigbourhood. And, to the south runs North Vancouver's Spirit Trail, providing walking and cycling access across the North Shore.

Of note - the City of North Vancouver is holding all developers to leading edge standards.  The approximately 1,500 new homes are required to maintain LEED-Gold or Passive House certification at a minimum, and energy efficiencies will be further addressed with the expansion of the existing Lonsdale Energy Corporation to provide geothermal heat to the area.
 

Developments
Kindred Moodyville: (Fairborne Development)
To date, the only development to go to market in Moodyville and with limited inventory remaining, Kindred Moodyville is comprised of two apartment buildings on the south side of 3rd Avenue.
Total Units: approx. 96 units (comprised of 1 and 2 bedroom homes)
Expected Completion: Winter 2018

East 3rd Street: (Anthem Properties)
One of two townhome developments by Anthem Properties, East 3rd Street will be a collection of contemporary designed stacked townhomes designed to LEED Gold standards.  There will be a live-work component to this project offering residents the opportunity for both home based offices and mortgage helpers.  Occupancies are expected into the middle of 2019. Anthem Properties has chosen to move ahead without pre-sale, and will begin to sell the homes at market prices closer to completion.

East 2nd Street: (Anthem Properties)
Located just south of Anthems East 3rd Project, and sharing the same alley, these Passive House designed townhomes will offer 2-car parking for all homes. Like there sibling development to the north, sales are being pushed back until completion.

Expected Completion: Mid-2019

Green on Queensbury: (Qualex-Landmark)
A collection of 1, 2 and 3 bedroom homes, Green at Queensbury will offer both apartments and townhomes.  In pre-construction, the development is working out some final kinks including an updated exterior design, and a land-swap with the City of North Vancouver.  Sales are expected to begin this summer.
Total Units: 157 (4 stories)
Expected Completion: 2019

Eight on Third: (InHaus Development)
Located on the north side of 3rd Street, a boutique collection of 8 "uiltra-efficient, Passivehaus certified" homes offering between 2-4 bedrooms.

Expected Completion: Winter 2018

 

Seacliff Moodyville: (seacliff Properties)
With planning still underway, Seacliff properties has assembled a large number of homes in what's being called Moodyville East (south of 2nd Street, between St. Davids and Moodyville Park).  The proposal includes a european style "woonerf model", creating living streets with shared social spaces and speed-controlled lanes.  The family oriented community will include a variety of housing, including 2-4 storey townhomes, and three-storey row houses.  More to come!
