North Shore inventory levels saw double digit increases from the end of March, propelled by a pace of new listings not witnessed since the peak of the pandemic. 

The spring is typically active, so an increase was expected. However, we suspect many sellers delayed coming to market and were motivated to list by strong sales, hopes of lower interest rates, changes to the capital gains tax, and perhaps general uncertainty about the future direction of the market.

Despite this influx of listings, pent-up buyer demand has largely balanced activity. Once this demand is satisfied, and if the rate of new listings persists, the market could begin to soften. Signs of this shift are already evident, with fewer showings as buyers enjoy greater choice and selection, and sales showing inconsistencies, as urgency is more situationally dependent.

In North Vancouver sales rose 33.9 per cent from March and were up 15.3 per cent from April of last year.

New listings were up 82.4 per cent from April 2023, with total listings up 37.1 per cent from the same time, ending the month at 684 homes for sale – 3.4 per cent above the 10-year April average.

For all property types, the April 2024 sales-to-active listing ratio was 36.4 per cent (down 15.9 percent from April 2023).

By property type, the April ratios were: 27.1 per cent for detached houses, 51.0 per cent for townhomes, and 40.5 per cent for apartments.

By price range, the April ratios were:

< $750,000:        54.5 per cent
$750k to $1M: 46.1 per cent
$1M - $1.5M: 34.4 per cent
$1.5M - $2M: 43.1 per cent
$2M - $2.5M: 40.4 per cent
$2.5M - $3M:   20.6 per cent
> $3M:  11.6 per cent

 

In West Vancouver sales rose 30.2 per cent from March and were up 1.5 per cent from April of last year.

New listings were up 56.8 per cent from April 2023, while total listings were up 22.5 per cent from the same time, ending the month at 610 homes for sale – 3.8 per cent above the 10-year April average.

For all property types, the April 2024 sales-to-active listing ratio was 11.3 per cent (down 17.5 percent from last April).

By property type, the April ratios were: 9.4 per cent for detached houses, 4.3 per cent for townhomes, and 22.9 per cent for apartments.

By price range, the April ratios were:

< $1M:          30.8 per cent
$1M - $2M:       26.2 per cent
$2M - $3M: 14.2 per cent
$3M - $4M: 8.9 per cent
$4M-$5M: 6.5 per cent
$5M-$6M:   9.6 per cent
>$6M 3.3 per cent
