The North Shore real estate market saw a promising start to 2025, with strong year-over-year sales growth in both North and West Vancouver. Compared to January 2024, North Vancouver recorded a notable 26.5 per cent increase in sales, while West Vancouver experienced an even stronger 29.2 per cent jump.
However, when viewed against the 10-year historical average, the picture is more nuanced. North Vancouver's sales were 17 per cent above the decade-long benchmark, underscoring sustained demand and relative market strength. Conversely, West Vancouver’s sales lagged 29.5 per cent below the 10-year average, signaling ongoing challenges in the high-end segment of the market. This divergence suggests that while overall conditions have improved compared to last year, long-term trends remain mixed.
Beyond local market dynamics, broader economic factors are injecting uncertainty. Since the end of January, the United States has initiated a trade war with Canada, an unprecedented development that could have profound implications for the economy and, by extension, the real estate sector. While it remains too early to assess the full impact, prolonged threat of tariffs and trade disruptions have the potential to dampen consumer confidence and economic growth. In the short term, this uncertainty may create hesitation among buyers and sellers alike, leading to a softer and slower-paced market.
In North Vancouver, new listings were up 60.5 per cent from January 2024, while total listings rose 28.0 per cent, with 572 homes for sale by month’s end – 11.9 per cent above the 10-year January average.
Across all property types, the sales-to-active listings ratio for January 2025 was 25.9 per cent.
By property type, the January ratios were: were: 21.0 per cent for detached houses, 26.0 per cent for townhomes, and 29.6 per cent for apartments.
By price range, the January ratios were:

$1M - $1.5M: | 25.7% |
$1.5M - $2M: | 21.7% |

In West Vancouver, new listings were up 10.5 per cent from January 2024, while total listings rose a more modest 2.3 per cent, with 531 homes for sale by month’s end – 6.6 per cent above the 10-year January average.
Across all property types, the sales-to-active listings ratio for January 2025 was 5.8 per cent.
By property type, the January ratios were: 4.2 per cent for detached houses, 10.0 per cent for townhomes, and 11.3 per cent for apartments.
